Artificial intelligence is moving beyond phones, computers and workplaces and into some of the world’s most expensive homes. A newly listed mansion in Boca Raton, Florida, offers a striking example of that shift, combining luxury waterfront living with an extensive smart-home system designed to control much of the property. According to realtor.com, the two-story residence, listed for $24.995 million, has six bedrooms, 6.5 bathrooms and approximately 10,814 square feet of interior living space. The home uses Josh AI alongside Lutron, Sonos and Crestron technology to control features including lighting, window shades, sound and climate. The property also has six remotely accessible security cameras and sits along 150 feet of Intracoastal Waterway frontage.
A waterfront home built around technology
Located at 2401 Spanish River Road, the Boca Raton estate sits on nearly half an acre and underwent a major transformation in 2024. The redesign turned the property into a contemporary waterfront retreat, combining modern architecture with technology intended to make everyday life easier. The home’s artificial intelligence system is one of its most unusual features. Rather than relying only on conventional switches and controls, the system allows residents to interact with the home using voice commands. Josh AI works alongside other smart-home technologies to manage different parts of the property.Lighting, window shades, audio and climate controls can all be integrated into the system. Security is also connected, with six cameras that can be monitored remotely. The idea is to allow the technology to operate quietly in the background while residents control the home’s environment with minimal effort. But despite its high-tech systems, the property is designed to feel more like a luxury resort than a futuristic laboratory.

Inside the $25 million mansion
The home’s 2024 redesign was overseen by Umber Architecture, with interiors by Eric Dyer of Arthur Collection and construction by BNK Construction. The design combines pale stone, warm wood and large areas of glass, creating interiors that emphasise the waterfront setting. Ten-foot ceilings run through the main floor, while marmorino plaster adds texture to the walls. A custom staircase with stone treads serves as an architectural focal point as visitors move through the main entertaining areas.According to realtor.com, the home features a spacious 44-by-29-foot great room and a separate living room that extends more than 32 feet in length. The dining room covers roughly 21 by 20 feet, providing substantial space for entertaining. The kitchen, approximately 30 feet long, is another major feature. It is centred around Brazilian Casablanca quartzite and includes integrated Miele and Sub-Zero appliances. Custom cabinetry allows parts of the kitchen to be concealed when not in use, helping maintain the clean appearance of the room. There is also a second kitchen for preparation, along with a wine room capable of holding 214 bottles. An elevator, wet bar, custom closets and an air-conditioned three-car garage add to the home’s amenities.
A resort-style private retreat
Upstairs, the primary suite continues the home’s hotel-inspired design. The bedroom features custom woodwork, a sitting area and a balcony overlooking the Intracoastal Waterway. Its bathroom uses Belvedere quartzite and includes a steam shower, soaking tub, vanity and a large dressing area. Five additional bedrooms are spread throughout the house, including one on the main level.Outside, the property is designed for entertaining as much as relaxing. The backyard features a heated saltwater swimming pool, covered loggia, pergola, summer kitchen and built-in barbecue. Multiple patios, terraces, balconies and a deck provide different areas for enjoying the gardens and waterfront views. The landscaping includes California olive trees, while the property also has a private dock and ocean access. Both the seawall and dock were completed in 2024. Additional systems include a generator, tankless water heater and water purification system. With its combination of waterfront access, resort-style interiors and AI-assisted home controls, the Boca Raton property reflects how technology is becoming part of the luxury-home experience. For a buyer willing to spend nearly $25 million, the appeal is not simply having a smart home, but having a residence where many everyday functions can be managed through an integrated system, while the architecture and waterfront setting remain central to the property’s appeal.
